USE CASES / HOMEBUYER AND MORTGAGE AI FORM FILLER
A mortgage file is assembled by several people at once, and the only person who sees all of it is you. Simplicity AI fills the nine sections of the loan application from one set of details, handles a second borrower without asking the same questions twice, and tells you which forms are not yours to complete at all.

The mortgage application runs to nine sections and asks for everything you earn, everything you own and everything you owe. If you are buying with somebody, it asks again. And while you are working through it, your lender is pulling documents in the background that you never see, one of which is waiting on your approval in an account you may never have opened.
Simplicity AI reads each PDF and turns it into plain questions. Your details go in once and carry across every form and every borrower, so the file your underwriter reads agrees with itself, which is most of what makes a file move quickly.
Nothing here is hard to answer. What makes it slow is that four people are building one file and nobody is holding all of it except you.
1
Upload the form you need, or tell Simplicity AI where you are in the purchase and let it work out which one applies.
2
Enter your details once: names, addresses, employers, income, and what you own against what you owe.
3
Answer the questions the form asks, in plain English rather than in lender wording.
4
Bring in a second borrower where the application calls for one, so each of you completes and signs your own part.
5
Sign, export a clean PDF, and keep a copy, because a mortgage file is read by more than one person and more than once.
Nine Sections in One Pass
The loan application asks for your whole financial picture at once. Simplicity AI holds what you have already entered, so you can stop halfway and come back without starting again.
Two Borrowers, One Set of Typing
Shared details carry onto the additional borrower component rather than being asked twice, which also means the two applications cannot quietly disagree with each other.
Know Which Forms Are Not Yours
Your lender produces the 4506-C and the 1098. Simplicity AI says so plainly, so you spend your time on the forms that are actually waiting on you.
A Copy of Everything You Signed
Underwriting comes back with questions weeks later. Every completed form exports as a clean PDF you keep, so the answer is a document rather than a memory.

Frequently Asked Questions About Filling Homebuyer and Mortgage Forms with AI
Which form is the mortgage application?
The Uniform Residential Loan Application, known as Fannie Mae Form 1003 and Freddie Mac Form 65. It runs to nine sections, from borrower information through declarations to demographic information, and you complete it. Your lender fills a separate Lender Loan Information section covering property details, title, terms and qualification.
What happens if two of us are buying together?
The application has an Additional Borrower component. It mirrors the main form, with the shared financial sections cross-referencing the main borrower rather than asking for the same assets and liabilities twice.
Do I fill out Form 4506-T for my mortgage?
Usually not. For a mortgage your lender uses Form 4506-C through the Income Verification Express Service. The IRS puts it plainly: your lender sends a request to access your tax return transcript through an IRS account or fax, with Form 4506-C. Form 4506-T is what you use when you want your own transcript for your own purposes.
What is my part in the 4506-C process?
Approving it. The IRS says you review the lender’s request in your IRS account and can approve or reject it, and that your tax records only go to the lender if you approve. That step is easy to miss, and a loan can sit waiting on it.
Do I fill out Form 1098?
No. Your lender files Form 1098 and sends you a copy. It reports mortgage interest of $600 or more received during the year in the course of a trade or business. You work from the figures on it rather than completing it.
What do I do with my Form 1098?
It carries the mortgage interest figure that may matter when you file your return. That belongs to your taxes rather than to your loan, so the tax form filler is the page that covers it.
Can Simplicity AI help with the documents my lender asks for?
It fills PDF forms from any source, including any state or lender-specific form you upload. Pay stubs, bank statements and filed tax returns are documents you supply rather than forms you complete, so those come from your employer, your bank and your own records.
Is my data safe on Simplicity AI?
Yes. A mortgage application is the most complete financial picture of you that exists in one place. Simplicity AI encrypts your files, controls who can access them, and never shares your documents or uses your data to train AI models.
Common Homebuyer and Mortgage Form Mistakes (and How AI Prevents Them)
Never opening the approval request in your IRS account
Your tax records only reach the lender if you approve the request. Nobody chases you about it, so the file sits still and you do not know that it is waiting on you rather than on them.
Filling out a 4506-T because somebody said tax transcript
For a mortgage the lender sends a 4506-C. A 4506-T you complete yourself gets you your own transcript, which is useful for other things and is not what your lender is waiting for.
Treating Form 1098 as a form to complete
Your lender files it and sends you a copy. It reports what you paid in mortgage interest across the year. Trying to fill one in is time spent on somebody else’s paperwork.
Rushing the declarations section
Section 5 of the loan application is where the questions with consequences live. It reads like a formality, which is exactly why it deserves the slowest reading on the whole form.
Letting two borrowers give different answers
Where both of you complete a component, the shared facts have to match. Two applications that disagree about an address or a date create a question the underwriter has to resolve, and resolving it takes days you did not budget.
Skipping the military service section because it looks irrelevant
Section 7 exists because service history can change what you qualify for. Leaving it blank without reading it is how people miss a loan product they were entitled to use.
Keeping no copy of what you submitted
A mortgage file is reviewed more than once and by more than one person, and questions come back weeks after you answered them. Simplicity AI exports a clean PDF of every completed form, so what you sent and what you kept are the same document.
